FAQ
Frequently asked questions.
Common questions about finding a home in Japan.
How do I request a consultation?
Use the contact button on any page to message us. Letting us know your preferred area, move-in date, budget and purpose of stay (study, working holiday, work, etc.) helps us get back to you faster. We can help you in English, Japanese or Korean.
Can I sign a lease before I arrive in Japan?
In many cases, yes. Some properties, such as those available through our GTN partnership, can be contracted from overseas. It depends on the property and screening requirements, so we'll confirm this during your consultation.
Can I rent without a guarantor in Japan?
Renting in Japan usually requires either a joint guarantor or a guarantee company. As an official partner of GTN, a guarantee company specializing in foreign residents, we can help you rent through a guarantee company even if you don't have a guarantor.
How much are the upfront costs?
It depends on the property, but upfront costs typically include a security deposit (shikikin), key money (reikin), an agency fee, a guarantee company fee, fire insurance and the first month's rent. We'll go over the breakdown for each property during your consultation.
Can I rent on a student or working holiday visa?
Yes. We help with student, working holiday and everyday housing. Screening requirements may vary depending on your residence status and length of stay.
Can I stay for a short period?
Some properties accept short-term stays. Let us know how long you plan to stay and we'll suggest properties that fit.
Who is eligible for the partner university discount?
Korean students at universities partnered with Global Housing can receive up to 50% off. Eligible items and conditions are explained during your consultation.
Can you help me find a luxury (Premium) rental?
Yes. Luxury and premium housing are handled separately through our GLOBAL HOUSING PREMIUM channel. Just tell us what you're looking for during your consultation.
